Quick answer: Woodland mansions generate rarely in dark forests and pale gardens, often far from spawn. Buy a woodland explorer map from a master-level cartographer (14 emeralds and a compass), or find one in an abandoned camp secret chest. Inside are vindicators, evokers (the only source of totems of undying) and imprisoned allays.

Step by step

Get a woodland explorer map: a master-level cartographer sells it for 14 emeralds and a compass. Abandoned camp secret chests can also hold one. A map may not point to the nearest mansion.
With cheats on, /locate structure mansion finds the nearest one.
Travel there prepared. The mansion generates only in dark forests and pale gardens (in Bedrock also lush caves, dripstone caves, sulfur caves and dark forest hills).
Inside, the first floor only has rooms with vindicators. From the second floor up, some large rooms hold both evokers and vindicators. The interior is dark enough for other Overworld monsters to spawn, and some come in through the entrance at night.
Kill the evokers: each always drops a totem of undying. Vindicators and evokers do not respawn once killed.
Free the imprisoned allays. Some rooms are sealed and secret rooms have no entrance at all, so look for hidden spaces and chests.

Java vs Bedrock

Dark forests and pale gardens are the biomes in both editions. In Bedrock the list also includes lush caves, dripstone caves, sulfur caves and dark forest hills. Mansions only generate in new chunks, never in already-generated ones.
